Measure your own roof edge

  • Pace out the front and back of the house at ground level, under the eaves. That's roughly the metres of fascia.
  • A mid-terrace has about 15 m (front and back), a semi about 20 m (three sides), a bungalow about 30 m, a detached house 40 m or more.
  • Gables add bargeboards: count the slope, not the width.
  • Multiply by the metre rate for a rough figure.

Bungalow and dormer prices above are 30 m at the metre rate; the others come from the prices Irish companies charge for each house.

What moves the price

  • Height: scaffolding or a tower on a two-storey house.
  • Rot: rafter ends repaired before boards go on.
  • Colour: woodgrain can cost more than white, black or anthracite.
  • Old sheet boards: testing and removal priced on their own.
  • Gutters: doing them at the same time costs less than two jobs.

Questions people ask

Why are bungalows dearer than semis?

More roof edge: a bungalow's eaves run all the way round, about 30 m against a semi's 20.

Does it need scaffolding?

A bungalow, no. Two storeys usually need a tower or scaffolding, priced in the written quote.

Is it cheaper to do just the front?

Yes, from €600, but the scaffold or tower costs the same to put up twice.

Is VAT on top?

Work on a house is at the reduced rate, 13.5%. Ask for the price with VAT in.
