Replacing the Soffit on Its Own
If the fascia is sound and only the soffit is cracked, sagging or letting birds in, the soffit can be replaced on its own: €66 to €98 a metre in uPVC, fitted. The old board comes down, the bearers behind are checked, and a new plain or vented soffit goes in. If the fascia is soft too, do both at once.
When soffit-only makes sense, and what's done.
Free, no obligation. One local company prices it, not five.
- €66 to €98 a metresoffit only, fitted
- Plain or ventedthe two kinds
- Bearerschecked behind
When soffit only makes sense
- The fascia is already uPVC and sound.
- One section is cracked, or hanging over a door.
- Birds are getting in at one corner.
- The roof needs vents at the eaves and the soffit is the place for them.
What's done
- The old soffit comes down. Old flat sheet boards are checked for asbestos first.
- The bearers and the wall plate behind are checked for rot.
- A new uPVC soffit goes in, plain or vented, in a colour to match.
- The joint at the wall is finished with a trim.

Check your soffit and fascia
Four taps: what you see under the roof edge, the house, what the boards are now and the county. You see what it most likely is, the fix and our price. Your number is only asked for at the end, if you want one fascia and soffit company that covers your county to ring you.
Questions people ask
Can I replace the soffit without the fascia?
Yes, if the fascia is sound. If it's rotten too, doing both at once costs less.
Vented or plain soffit?
Vented where the roof needs air in at the eaves. See soffit vents.
What colour should the soffit be?
Usually the same as the fascia, or white under a dark fascia.
